    How we work

    Operational clarity

    Clear terms. No ambiguity. Everything you need to know before booking.

    Billing & Terms

    Fixed rates, pricing fixed for agreed term

    6+ month bookings: rate fixed for full term with annual review only. Medium stays: discounted project rate, extensions seek to maintain same rate where possible. Short stays: fixed rate for booked dates.

    Monthly invoicing

    6+ months: monthly invoicing. Medium stays (28 nights+): monthly invoicing for repeat clients or monthly in advance for first bookings. Short stays: paid in advance. PO numbers supported.

    Cancellation terms

    Short stays (under 28 nights): typically non-refundable if cancelled within 14 days of arrival. Medium and long-term bookings: cancellation terms agreed in writing at booking. Full terms set out in booking confirmation.

    Security deposits

    We do not require security deposits for contractor bookings. Any damage or additional charges are handled fairly and invoiced after the stay in line with our booking terms.

    Documentation

    VAT invoices provided

    All invoices include VAT breakdown. Written booking confirmation with company details.

    Compliance documents available

    Public liability insurance, gas/electrical certificates, fire safety info on request.

    Flexibility

    Check-in and check-out times

    Check-in: from 3pm. Check-out: by 11am. Self check-in via key safe or access code provided in booking confirmation. Early check-in or late check-out may be available on request, subject to availability.

    Extensions reviewed and confirmed quickly, subject to availability

    Extensions reviewed and confirmed promptly. For continuous stays, we will seek to maintain the same rate where possible, subject to availability. Rate changes are agreed in writing before confirmation.

    Teams across multiple properties

    We often allocate crews across 2-5 properties. Consolidated invoicing, one point of contact.

    Vehicles & Parking

    Up to 12 vans at Kewstoke

    Private off-road parking for vans and vehicles. Weston apartments have on-road parking available.
