Fixed nightly rates. Agreed upfront.
We provide contractor accommodation on a fixed nightly rate, agreed in advance for each booking.
Once confirmed, your rate remains fixed for the agreed term, subject to your booking agreement.
There are:
- No weekend premiums
- No peak-season or event surcharges
- Rates remain fixed for the agreed term as set out in your booking confirmation
This gives project teams predictable costs and removes the admin and uncertainty that comes with short-stay booking platforms.
Length of stay & payment terms
Short stays (7–27 nights)
Fixed nightly rate. Paid in full at booking.
Medium stays (28 nights to under 6 months)
Discounted project rate. Paid monthly in advance or in agreed blocks.
Long-term stays (6+ months)
Preferential long-stay rate. Monthly invoicing in advance.
Rates are fixed for the agreed term. Extensions are subject to availability and confirmed in writing before proceeding.
Cancellation and changes
Cancellation terms vary by booking length and are set out in your booking confirmation.
- Short stays (under 28 nights): typically non-refundable if cancelled within 14 days of arrival
- Medium and long-term bookings: cancellation terms agreed in writing at booking
Full cancellation terms are included in your booking confirmation. We recommend reviewing these before confirming your booking.
Contractor and volume agreements
For companies placing regular crews or operating across multiple locations, we offer contractor rate agreements.
These typically include:
- Agreed rate bands by length of stay
- Clear inclusions and service levels
- Standard change and cancellation terms
- Annual rate review only
- One agreement per arrangement, one point of contact, and consolidated monthly invoicing
This structure is designed to support ongoing projects without repeated approvals or weekly rebooking.
What's included
All standard project bookings include:
- Fully furnished accommodation
- Utilities (gas, electric, water, council tax where applicable)
- Fast WiFi suitable for work use
- Self check-in via key safe or access code
- Off-road parking where available and specified
- Professional cleaning service (weekly or fortnightly for stays 4+ weeks)
- Written booking confirmation with full address and emergency contact details
Optional services
Available where required and agreed upfront:
- Additional cleaning frequency (more frequent than standard)
- Linen and towel refresh at your preferred frequency
- Additional or specialist vehicle parking
- Mid-stay inspections or reporting where required by your client

Extensions, changes and overruns
Project timelines move. Our pricing structure allows for managed flexibility.
Extensions
- • Subject to availability
- • For continuous stays, we will seek to maintain the same nightly rate for modest extensions, subject to availability
- • If a revised rate is required, this is confirmed before you commit
Date changes
- • Where dates move, we will seek to accommodate within the same rate band where possible
- • Any pricing impact is confirmed before re-booking
Overrun buffers
- • Optional buffer periods may be available at the same rate, subject to availability. Buffer nights can be secured at booking and released with agreed notice (typically 7-14 days) if not needed.
Billing, POs and VAT
Invoicing:
Weekly or monthly, as set out in your booking confirmation based on booking length and payment terms agreed
Purchase orders:
Supported and shown on all invoices
VAT invoices:
Provided for all contractor bookings with itemised lines where required
Payment method:
Bank transfer as standard; card payment available where needed
Payment options:
Long-term bookings can be paid monthly in advance or settled upfront for the full agreed term. Where full upfront payment is chosen, we may offer commercial incentives such as fixed-rate protection for the full term or additional services. Details are confirmed as part of your quote.
